Homeownership Program

Through the power of homeownership, we change lives.

We partner with people in need of decent, affordable housing to build a place to call home.

No matter who you are or where you come from, everyone deserves a decent place to live. People in Habitat’s Homeownership Program partner to build brighter futures for themselves and their families. We work with individuals who might not otherwise qualify for a traditional mortgage.

To purchase a home through Habitat Bucks, applicants must:

  • Live or work in Bucks County
  • Partner with Habitat Bucks, completing “sweat equity” hours and participating in media coverage
  • Have a stable income and satisfactory credit history
  • Show ability to afford the projected mortgage payments
  • Demonstrate need
  • Have a total household gross income that fits within our income guidelines:

Complete our Home Inquiry Form and we’ll contact you when our next home is available!

Step 2.

Submit Application

When homes are available, you will be contacted to attend a home interest meeting to learn more about the property and our program.

Each home requires a complete application that undergoes an extensive review of financial and affordability factors.

Step 3.

Home Visit

As the application process moves forward, you may be asked to meet with members of the Family Selection Committee to review your need for affordable housing and answer any questions you may have about the program.

Step 4.

Decision

Once all application materials have been submitted and reviewed, a homebuyer is selected based on financial ability and need.

If you are not accepted at this time, you are still eligible for future opportunities. We may make recommendations for ways to strengthen your application in the future.

Own a Home

Habitat for Humanity of Bucks County sells newly constructed or renovated homes to individuals who live or work in Bucks County and meet the program qualifications. Our homebuyers purchase their homes with affordable mortgages and pay taxes on the full values of their homes.

Approved homebuyers qualify for monthly housing payments equal to or less than 30% of their gross monthly incomes.

Housing payments include mortgage, property tax, insurance and ground lease and association fees, if applicable. Prior to purchase, homebuyers invest “sweat equity” by helping to build their homes and attending financial workshops. Since 1990, we have built more than 125 homes in Bucks County! Habitat Bucks’ newly constructed homes meet ENERGY STAR® requirements (windows, doors, appliances, etc.), and are built with sustainability in mind. Our renovated homes are updated with new kitchens, bathrooms and more.

We are pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the nation. We encourage and support an affirmative advertising and marketing program in which there are not barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, national origin, or any other basis as required by law.

FAQs about Habitat for Humanity

How does it work?

Through volunteer labor and donations of money and materials, Habitat builds and renovates simple, decent houses with the help of the homebuyer. Habitat houses are sold at no profit and financed with affordable loans.

Habitat is not a giveaway program. In addition to monthly mortgage payments, homeowners invest hundreds of hours of their own labor—sweat equity—into building their Habitat house and the houses of others.

How much does a Habitat house cost?

Bucks County Habitat homes currently range between $100,000.-$150,000.

Habitat houses are affordable for low-income families because there is no profit included in the sale price. Approved homebuyers never pay more than 30% of their gross monthly income for their housing costs.

How are homebuyers selected?

Those in need of decent shelter apply to local Habitat affiliates. The affiliate’s family selection committee chooses homebuyers based on their level of need, their willingness to become partners in the program and their ability to repay the loan. Every affiliate follows a nondiscriminatory policy of buyer selection. Neither race nor religion is a factor in homebuyer selection.
